replica error 20029 sql server

I get this error trying to disable te distributor, i've tried doing this by query analizer with the SPs droparticle, ,publication,subscriber,,etc. whit no efect, the replicated database is in read only mode and warm stand by if this help in someting .

any idea are welcome!!!!
